Despite a recommendation from the Miami County Planning Commission to revoke the existing conditional-use permit for Concrete Strategies, Miami County commissioners last week voted 4-1 to modify the CUP so the business can remain at its current location.
Concrete Strategies is located on Cedar Niles Road south of 231st Street and north of Hillsdale Lake.
Last year, the Planning Commission and County Commission both agreed to deny owner Joe Vitale’s request for a new CUP for Concrete Strategies. The business currently is operating under a CUP that was used by the previous property owner and proprietor, Stahl Excavating. Stahl was grandfathered in when the county went to countywide zoning in 1991, and Vitale purchased the property in 2017. The CUP stays with the land, not with the owner, so Concrete Strategies began operating under the same CUP.
After last year’s denial of the new CUP request, neighbors submitted a petition to revoke the existing CUP based on claims that the business has intensified in use.
Multiple neighboring landowners spoke during the March 5 Planning Commission meeting and said large trucks are now making deliveries, more vehicles are being stored on site and more noise is coming from the business.
