New retail and office space is coming to a growing area of town.

The Derby Planning Commission approved the site plans, with conditions, for a 5,616-square-foot center just west of Rock Rock at the southwest corner of Rainbow Drive and Windmill Road. That’s just north of the Goodwill store.

The commercial center, to be called the Windmill Center, is being developed and built by Warren Homes LLC and construction should start sometime in mid September, said Curt Warren, the company’s president and CEO. There will be five spaces in the center and they’ll range in size from 1,000 to 1,300 square feet. Right now, potential tenants include a financial services firm and a hairdresser. Warren said the spaces will be suitable to small, service-oriented businesses. He doubts there will be a restaurant in it.
